New Home HVAC Checklist

So you’ve just purchased a new home and you’re looking forward to life in a new place. Before you unpack your bags and get settled, follow this HVAC checklist to ensure you have a safe, comfortable, and enjoyable home for years to come.
Check the HVAC System
Whether you’re moving into a brand new home or buying a previously lived-in house, you should always inspect the HVAC system before you move in. Purchasing a home is a big investment so it’s important to know the health and age of your HVAC system to be aware of any concerns. Keep in mind that most HVAC Systems will last about 15 years depending on usage, climate, and efficiency.
Air Filters
Know what type of air filter you need and take into consideration the optimal MERV rating for your HVAC system. Be sure to change the filter right away and pick up a few spares. We recommend changing your air filter monthly.
Inspect All Fire and Carbon Monoxide Alarms
Take stock of every fire alarm in your new home. If you do not know the age of the smoke detector, you should immediately replace the unit or batteries as necessary. This is something you shouldn’t leave it up to chance. Likewise, with carbon monoxide alarms, they should be checked and changed if they’re older than 10 years or if you do not know the installation date.
Set Your Thermostat
Set your thermostat to your desired settings. If you have a programmable or smart thermostat, set up your schedule to your comfort and clear out previous settings.
Be in the Know
When you move in, locate and know how to operate the main water shut off valve and the power box. You’ll need to know the exact location of where these items are especially if you’re dealing with a power outage, flood, appliance failure or other emergencies.
Check for Drafts
Visually inspect each window and exterior door in your home for leaks, gaps, or worn weather stripping. Seal up cracks to avoid wasting energy and money on air leaks.
Ask About Utilities
Before you close on a new home, find out what utility companies are available and know what the average monthly costs are. Set up your utility accounts ahead of time so you’re not stuck without running water or power come move-in day.
